Trades & Services

Like any residential construction project, there are many things to consider when it comes to accessory buildings. While each project is unique, there are a number of standard things to consider for each building. Read more below about some of the various trades and services our team can handle when it comes to your accessory building.

Doors & Windows

Installing new energy efficient units will save you money in the long run, while providing you with an attractive and comfortable home. Finding the right style of window and door for your personal needs is important to us, and we will help you find the most energy efficient option within your budget. Our team is competent in the installation of a wide variety of windows and doors and will replace a single door or window, or upgrade your entire home for you. We are also able to create and install them in a new location to brighten a room or provide new access.

Painting & Staining

The paint and stain on your house is an important component in the feeling of your home. Simply applying a fresh coat of paint to the outside of your home or accessory building adds years of life, along with an increased value by refreshing your home’s appearance. Staining offers another aesthetically pleasing option for the wood areas of any building, all while maintaining the natural look and penetrating the natural fibers to last a long time. We will accomplish these projects with as little disruption to your daily routine as possible.

Roofing & Siding

New products such as fiber/cement siding can provide you with an aesthetically pleasing look and longevity. We also install new wood exteriors and we can repair existing siding, including log home refinishing.

Permits

Navigating building permits in the Okanagan is no simple task! Depending on whether you live in the City of Kelowna, Regional District of the Central Okanagan, City of West Kelowna or District of Lake Country, building permits that apply to accessory building construction will vary. Our team is experienced in project management and will make sure the permitting process for the construction of your accessory building is as straightforward as possible.

Excavation & Foundations

Before the actual construction of your accessory building you may just need a small amount of earth moved, a driveway built, or a building site prepared. With a medium sized excavator and bobcat we can handle most smaller, residential projects and we have larger equipment available if necessary. With years of operating experience we know what it takes to get the job done with as little disruption as possible to the surrounding area.

Foundations are the support system of any building; without a solid foundation you risk dealing with many easily avoided potential problems. From cracked foundations, poor moisture barriers, or weeping tile and drainage problems, any issues with a foundation can cause long term damage. Fortunately, our team has the knowledge to not only rectify problems with existing foundations, but create long lasting, solid foundations for new accessory building construction.

Accessory Buildings FAQ

As an accessory building is a space detached from your house, there are many options that could be incorporated into your property. Some of the most common accessory building options in the Okanagan include detached garages, workshops, pool houses, greenhouses, barns or animal shelters, and private gyms or studios.

Although the logistics of building a garage will vary depending on the property, we have experience building garages in many different spaces. Whether you have a small space in a residential area or live on a sloped acreage, we are open to meeting with you to discuss the best way to build a garage that works with your space.

In general, there is the potential for a pool building to be incorporated into your backyard. However, there may be some additional considerations such as landscaping or excavation that are required for this to take place. We would be happy to take a look at your backyard and discuss your ideas to determine the possibilities and any necessary changes.

The cost of an accessory building will depend on type, size, and location. With each different accessory building there are factors such as excavation and foundations, drainage, plumbing, electrical, and numerous other considerations. We would be happy to discuss your plans and provide a free estimate so we can work with you to find the best fit within your budget.

A carriage home is a specific type of accessory building. Any building detached from the home, such as a garage, shop, or barn that incorporates a suite either above or below is considered a carriage home. This means there are more regulations to factor in than when building a standard accessory building. However, our team has experience navigating these regulations and can work with you to ensure the construction of your carriage home meets the local legal requirements.

While often possible, this depends on the existing outbuilding. We would be happy to look at your existing outbuilding to determine the options and best plan for converting it into a garage.

The process for accessory building construction depends on a number of factors. Usually starting with some form of excavation and foundation work, ending in finishing the exterior. The process of accessory building construction is unique to your property and your vision for the building itself. We would be happy to walk you through the process of accessory building construction during a consultation so you know what to expect every step of the way.

While you may be competent in and enjoy many aspects of building an accessory building, the same thing might not be true for the logistics. Whether it is coordinating with suppliers or navigating the rules and regulations of the City of Kelowna or Regional District, or abiding by the building codes, a professional contractor has the knowledge and experience to ensure these processes go smoothly and all boxes are checked. They also might be able to make suggestions or give you ideas about the best options to ensure the integrity of your structure over time while maintaining cost efficiency.
